This is an Agreement for Sale where a Purchaser is buying a portion of land and sub-division has not commenced or is underway on the larger portion from which the sale portion is to be excised.

Depending on the agreement between the parties, either the Vendor or the Purchaser can cater for the costs of the sub-division.
